Anti-Money Laundering Policy Statement

ktimataki (Ktimataki Realtor Services) is committed to full compliance with Greek and EU anti-money laundering legislation, including Law 4557/2018 (as amended) implementing the EU 5th AML Directive, and all applicable regulations issued by the relevant supervisory authority.
As a licensed real estate intermediary and member of MMCEPI (Mediterranean & Middle East Council of Real Estate Professionals and Investors), we hold ourselves to the highest standards of transparency and transactional integrity.
Our obligations
Before or during any property transaction, we are legally required to:
- Verify the identity of all clients and beneficial owners (Customer Due Diligence).
- Assess the risk profile of each transaction.
- Identify and verify the source of funds where applicable.
- Report any suspicious activity to the competent Greek Financial Intelligence Unit (SDOE / FATF-affiliated authority) without delay.
- Retain all relevant records for a minimum of five (5) years.
What this means for clients
All clients are required to provide valid identity documents and, where requested, documentation regarding the origin of funds. We treat all information provided in the strictest confidence. These checks are a legal requirement and apply equally to all clients regardless of nationality or transaction value.
Non-compliance
Where we are unable to complete required due diligence, we are obliged by law to decline the transaction.
